Real Estate Ads That Bring Quality Leads, Not Just Cheap Ones

A ฿50 cost per lead means nothing if nobody you call is ready to buy. Here's how to filter leads right from the ad.

Many property projects face the same problem: lots of cheap leads, but when the sales team calls back, they can't reach people or the budget isn't there. The reason is that the ad system was told to find “people who fill in forms,” not “people ready to buy.” If you want quality leads, you need to change what you measure from the start.

Add screening questions to your form

In Meta Lead Ads, choose the Higher intent form type, which asks people to review their details before submitting, and add multiple-choice questions such as budget, intended purchase timeframe and preferred location. You'll get fewer, more expensive leads, but your sales team will waste far less time.

State key information clearly in the ad

Include the starting price, location and main selling points in the ad itself. People whose budget doesn't fit will filter themselves out before filling in the form, reducing off-target leads without extra ad spend.

Send sales results back for the system to learn from

The most effective step is to record lead status in your CRM, such as reached, viewing booked or reserved, then send that data back to Meta through the Conversions API. The system learns what a good lead looks like and finds people similar to quality leads, instead of people who just fill in forms.

Measure cost per project viewing

Stop looking only at cost per lead and switch to cost per viewing and cost per reservation. These numbers tell you which campaigns are truly worth it and where to increase budget.

Respond to leads quickly

Property leads go cold very quickly. Calling back within a few minutes of a form submission gives you a clearly higher chance of reaching the person and booking a viewing than calling back the next day. Set up instant new-lead alerts to the sales team's LINE or email, and assign a clear owner for every time slot.

Summary

Quality leads come from screening at every stage: the ad, the form and sending sales results back to the system. Accept a slightly higher cost per lead to lower your cost per actual sale.
